What’s included as standard?

• Base and Groundworks included. – We use a metal rod system which keeps the timber frame off the ground and prolongs the life of the building.
• Full PIR Board Insulation throughout – Floor, Walls and Ceiling insulated with 100mm PIR Board (Celotex) keeping the building thermally efficient, warm in the winter and cool in the summer.
• EPDM Rubber Roof – Hardwearing & durable with a minimum 50 year life expectancy
• Electrical Pack - We run a separate supply connected to your house consumer unit. The garden room also has its own consumer unit. All completed by a qualified electrician with all certification provided upon installation.
• Data Cabling - As part of the electrical pack we install a CAT6 data cable direct from your house router to the garden room with a WiFi router to ensure full internet access and WiFi connection.
• Locally Sourced Cladding – English redwood cedar cladding fitted as standard to the front elevation. Milled in the Hampshire countryside and locally sourced helping reduce carbon footprint. (Other cladding types are available including composite for zero maintenance if desired)
• We fit metal box cladding to the unseen elevations which are completely zero maintenance once installed
• Steel Box Beam –We install a hollow steel box beam above all of our doors, this prevents movement to the doors and also adds as a strong foundation for the roof.
• Luxury Vinyl flooring – LVT Plank with a lifetime guarantee installed as standard.
• Plastered & Painted finish – All our rooms are finished plastered and painted in white.
• Windows/Doors -We fit a 3 pane Bifold as standard to most garden rooms, however in some of the smaller ones we can install French doors – all our doors are a high end, premium aluminium configuration. We also include a window as standard for ventilation, a must for a garden room.

Each of our garden rooms can be tailored to your needs/budget. Additional Windows can be added and doors upgraded if so desired. Dividing walls can be added for a multi room space or you can add a storage area to the side. Additional external lighting can be added. We can build the shape of the garden room to a bespoke shape! There are many options and choices available. Cladding can be upgraded to more premium timber cladding or maintenance free cladding. The choice is completely yours!
